Rental Policies

Following are the terms and conditions which apply to all guests. By booking one of the Koh Chang Villas, you must agree to these policies.

Booking process and payment

The online booking process must be completed by the party leader who must be over 18 years of age. Reservation will be confirmed by email immediately after deposit (20-50%) or full pre-payment (last minute rate) has been received.

If the lessee is leaving the premises before the lease expire the deposit will not be reimbursed.

The remaining rental fee (if applicable) is to be payed upon check-in and will be collected together with the security deposit by the guest relations manager.

Rates inclusion and exclusion

The rate includes VAT, cleaning two times a week (bed sheets and towels are changed once a week), water usage/consumption, cable TV and internet WiFi

The rental rate excludes the electricity consumption. Electricity consumption cost 7.0 THB/kWh is payable by the guest at the end of the stay.

Airport transfers are not included but can be organized.

Security deposit

A security deposit of THB 10,000 is required on check-in date. Guests are responsible for looking after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay. The owner representative reserves the right to reclaim the hired property if the hirer, members of the guest party or guest visitors cause excessive damage or mess. The security deposit will be refunded on departure date deducted from water and electricity expenses.

Occupancy

The occupancy should not exceed 8 persons including children.

Children

Children in the villa must be supervised at anytime by an adult. The tenant and guest assume full responsibility for the children.

Check-in and check out times

Check in time is 2:00 pm. Check-out time is 12:00 pm. Early check-in and late check-out may be arranged depending on availability.

Insurance

Koh Chang Villa strongly recommends that you take out comprehensive travel insurance at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, including evacuation, injury, death, loss of baggage and personal items, theft, cancellation and other travel contingencies.

Responsibility

Please be advised that Koh Chang Villa, its owners and the Siam Royal View Village are not responsible for any loss or damage to personal equipment and property during your stay at Koh Chang Villa. We or the Siam Royal View will not accept responsibility for any delay, additional expense or inconvenience which maybe caused directly or indirectly by events outside of our control such as late arrival of flights, civil disturbances, fire, floods, unusually severe weather, acts of god, acts of government, or the failure of any machinery or equipment.

Cancellation by the owner

In the unlikely event that exceptional circumstances beyond our control necessitate cancellation of the booking, we will refund any deposit paid by the party leader (without interest, compensation or consequential loss of any kind).

Pets

Pets of any kind are NOT allowed in or on the villa's premises without specific written permission from the owner representative.
